What we collect, and why

InformationWhyLawful basis
Postcode, property type, bedrooms To produce the comparison, and to work out what homes like yours have sold for near you. These questions come first; your contact details are asked for afterwards, and both are given before the comparison is shown. Legitimate interests — running the comparison you asked for
Name, email and phone given while you are still going through the comparison, before you have sent a request To carry your answers between steps, and to see where people stop. We do not contact you about it, and no agent receives it. Legitimate interests — understanding where our own service loses people
Name, email, phone, full property address, ownership status, selling timeframe To pass your valuation request to the agents you selected Your consent, given when you send the request
Which pages you saw and which stage you reached To understand where our service is confusing or failing Legitimate interests
Advertising identifiers, and a scrambled (hashed) form of your email and phone Only if you agree separately: to tell an advertising platform such as Google or Meta that an advert worked, and how far through the comparison you got Your consent, given at the cookie banner. Change or withdraw it any time with , in the footer of every page

Who receives it

The estate agents you selected, and nobody else. We do not sell your details, we do not pass them to agents you did not select, and we do not pass them to any other kind of company — no conveyancers, no brokers, no removals firms. Our hosting provider (Hetzner, in Germany), our network provider (Cloudflare) and our email provider (Resend) process data on our behalf under contract and only on our instructions.

When you start typing your address on the valuation form, what you have typed and your postcode are sent to Ideal Postcodes, an address-lookup service, so it can offer you matching addresses. Nothing else about you is sent, and the request comes from our server rather than from your browser.

If you accepted advertising cookies and then send a valuation request, a scrambled version of your email and phone is sent to the advertising platform — Google or Meta — so it can match you to an advert click. It cannot be read back into your details by us or by them.

If you accepted advertising cookies, Google and Meta also receive the web address of the page you are on, and a marker for each step of the comparison you reach (the first page, the property details, the comparison, the request form), sent once each. On the comparison that address contains the postcode you entered, so they receive that too. It is not linked to your name unless you give it, and then only in the scrambled form described above.

Where your data goes

Everything we hold is stored in the UK or the EU. Some of the companies that help us run the site are in the United States:

  • Cloudflare, our network provider, handles requests on their way to our site.
  • Resend, our email provider, delivers your valuation request to the agents you selected.
  • Google and Meta — only if you accepted advertising cookies — receive a scrambled version of your email and phone so they can match you to an advert click.

Sending personal data to the United States is only allowed under arrangements the UK government and the ICO recognise, and each of these is covered by one. Cloudflare and Google are certified under the UK extension to the EU–US Data Privacy Framework. Resend and Meta are covered by the UK’s approved contract terms — the International Data Transfer Addendum to the EU standard contractual clauses.

Our hosting provider (Hetzner) is in Germany and our address-lookup provider (Ideal Postcodes) processes only in the UK or EU. Neither needs those arrangements, because the UK recognises the EEA as offering equivalent protection. The estate agents you select are UK businesses.

How long we keep it

  • Valuation requests: 36 months from submission, then deleted.
  • Comparison inputs and page events: 26 months.
  • Details given before you send a request: 12 months.
  • Consent records: kept for as long as we hold the related data, because we have to be able to show what you agreed to.

Your rights

You can ask for a copy of what we hold, ask us to correct it, ask us to delete it, ask us to stop or limit what we do with it while a query is sorted out, ask for it in a portable form you can take elsewhere, object to what we are doing with it, or withdraw either consent at any time. Withdrawing the advertising consent does not affect your valuation request. Withdrawing agent consent stops us passing anything further on, though it cannot recall what an agent already received — you can ask them directly, and they are responsible for their own copy.

Ask us at [email protected]. If you are not satisfied with how we respond, you can complain to the Information Commissioner’s Office at ico.org.uk.

Cookies

We set a small number of cookies to make the site work — remembering your comparison inputs and which agents you selected. These cannot be switched off without breaking the service and they do not track you elsewhere.

Advertising cookies are used only if you accept them in the banner. Nothing advertising-related runs before you choose, nothing is pre-ticked, and choosing “Decline” leaves the site fully functional.

Changing your mind is as easy as the original choice. — in the footer of every page, and here — reopens the same banner, shows what you currently allow, and lets you switch either way. If you withdraw the advertising permission, any advertising identifier already stored is deleted at that moment rather than at the next visit.
